Across the Rutland villages a resin bound driveway costs £150–£220 per m² and a garden transformation typically £15,000–£35,000. Rutland County Council covers highways and planning, and building control is the Leicestershire Building Control Partnership. A dropped kerb permit costs £194 and we can build the crossing. Seventeen villages have Article 4 directions, including Lyddington, Seaton, Braunston, Langham, Preston and Tinwell, which can bring front walls, gates, porches and parking spaces under planning control.

A few notes from the van — every village below is somewhere we have worked or quoted, and each has its own character to respect.
Stamford-side villages
- Ketton: home of the famous Ketton stone — drives and walls here sit beside some of the finest limestone in England, and material choice shows immediately
- Empingham: large village by the Rutland Water dam; mix of period stone and modern homes, plenty of full garden projects
- Ryhall & Belmesthorpe: Gwash-side villages minutes from Stamford
- Great & Little Casterton: on the old Ermine Street; period frontages onto the lane needing careful levels
- Tinwell: estate village character — sympathetic finishes matter
- Barnack, Collyweston & Easton on the Hill: just over the borders, the slate-and-stone villages; Collyweston gave its name to the roofs on half the county, and new work has to live up to that company
Oakham-side villages
- Langham: a large village north of Oakham, where generous plots suit sweeping driveways
- Whissendine: windmill village on the county edge; bigger gardens, longer drives
- Greetham & Cottesmore: active, growing villages — family gardens, artificial lawns, drive widenings
- Edith Weston: south shore of Rutland Water; premium garden and terrace projects with a view to live up to
- Exton, Burley, Ashwell, Braunston, Egleton: the Vale villages we cross daily — stone settings where buff and natural palettes belong
If your village is not named, it is still covered — nowhere in Rutland is more than about twenty minutes from our base, and we also work the border villages of Lincolnshire, Leicestershire and Northamptonshire.

Conservation areas and Article 4 villages
Rutland has 34 conservation areas. In these 17 places an Article 4 direction can remove permitted development for front walls, gates and fences, parking spaces, porches and roofs: Ashwell, Ayston, Belton-in-Rutland, Braunston, Clipsham, Egleton, Langham, Little Casterton, Lyddington, Lyndon Top, Preston, Ridlington, Seaton, Stretton, Teigh, Tinwell, Whitwell.
