What it is

A veranda is an aluminium-framed roof fixed to the back wall of the house, with clear glass or polycarbonate panels and a built-in gutter, so you can sit out in the rain and the kitchen still gets its light.

A veranda is fixed to the house and has a solid glass roof, so it keeps the light in the kitchen and the rain off the patio. A louvred pergola stands on its own posts and its roof opens and closes. We fit both and will tell you which suits the spot.

The wall plate, the flashing and the posts are what make a veranda last. We fix the plate into sound brickwork, flash it into the joints and put pad foundations under every post, then take the roof water to a drain or soakaway.

Do I need planning permission for a veranda?
Usually not if it is at the back of the house and within the rear extension limits. In a conservation area or on a listed house, the rules are tighter and we check first.
Glass or polycarbonate?
Glass looks better, stays clearer and is quieter in rain; polycarbonate is lighter and cheaper. Both keep you dry.
