Glass verandas in Ketton: what is involved
A veranda is an aluminium-framed roof fixed to the back wall of the house, with clear glass or polycarbonate panels and a built-in gutter, so you can sit out in the rain and the kitchen still gets its light.
Ketton gave its name to Ketton stone, the cream oolitic limestone quarried beside the village, and its older streets are built of it, many under Collyweston slate. Around the historic core are later 20th-century houses and bungalows, and the cement works and quarry sit on the edge of the village.
We cover Ketton (PE9) and the villages around it, including Tinwell, Collyweston, Barrowden, Tixover, Aldgate and Geeston.
Ground and conservation in Ketton
Ketton is on the Lincolnshire Limestone, which usually drains well, but the River Chater runs through the village to meet the Welland, and ground close to the river is a different matter. We test before designing a soakaway. Limestone often sits close to the surface in Ketton, so post holes can hit rock; we break out to the right depth rather than setting posts short, and watch for old fill near the house.
Ketton has a conservation area covering the historic village but no Article 4 direction, so normal permitted development rules apply outside listed buildings, with the usual conservation area limits. Ketton stone frontages call for buff and natural tones rather than grey.

Permissions in Ketton
- PlanningA veranda fixed to the house is treated like a single storey rear extension: usually permitted development if it stays within the extension depth and height limits, does not face a road and is not on a listed house. Open-sided verandas under 30m² are usually exempt from building regulations. Listed buildings and the Ketton conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: extensions
- TreesTrees in a conservation area need six weeks' notice before work, and protected trees need consent; both are free. Rutland County Council: tree works
- Building regulationsAn open-sided veranda under 30m² is usually exempt. Closing it in with glass walls can change that, so we check with Leicestershire Building Control Partnership (LBCP) first.
